Our client aspires to develop a new living concept of medium-to-long-term tenancy for students, young professionals and tourists that actively encourages a healthy, happy lifestyle by creating environments where community spirit can thrive.
JSA have created designs for this pilot project which began with the dramatic reconfiguration of a city centre plot. We successfully gained full planning permission from Derby City Council in October 2021 following a lengthy determination process involving the principal conservation officer.
This ‘Co-Living’ concept is achieved by creating well-designed spaces where its users can interact, share experiences and develop relationships with like-minded people. Partial demolition of the existing Victorian host building makes space for a large courtyard, which includes lawn areas, bike storage, furniture and beautiful planting that shields the area from public view.
To the rear of the site, a new 2.5 storey accommodation block will be erected in a style that pays tribute to the conservation area and the host building.
All of the 36 units exceed nationally prescribed space standards and are generously equipped with fitted bedroom furniture, workspaces and independent kitchen facilities, providing a self-sufficient private environment.
Communal facilities include a large shared kitchen, dining and living room that opens up into the courtyard, and a laundry room occupies the basement level, all for the exclusive use of the buildings occupants.
MTO Investments are a London-based property development investment firm with plans to roll out more ‘Co-Living’ schemes across Derby and the rest of the Midlands, with JSA already conducting feasibility assessments on multiple sites. We are committed to the delivery of this project on behalf of MTO, and will be completing full Project Management, procurement, technical design and Principal Designer (CDM15) services in 2022.
